A house refurbishment updates or replaces most of a home’s structure, services and finishes. It runs as one connected project, not one room at a time.
That’s what separates it from a single job. A new kitchen on its own is a job. Add rewiring, replastering and a new bathroom, and it becomes a refurbishment.

What to find out before you plan anything

Start with a survey. It tells you what condition the property is in, and every later decision rests on that.
Before you choose a kitchen or agree a new layout, find out whether the wall is load-bearing, what state the wiring is in, whether damp is a problem, and how much of the existing layout can stay.

First fix
Wiring, plumbing and heating pipework go in while the walls are still open. Cable and pipe runs added later mean cutting back into finished walls to reach them.

Plaster and floors
Walls and ceilings get replastered, and floors levelled, once first fix is signed off. This is the stage that most often has to be redone when trades were booked out of order.

Second fix and finishes
Kitchen, bathroom, joinery and decoration go in last. They wait until every earlier trade has finished. Painting while another trade is still on site risks marking work that’s already done.
